commercial loans in Illinois

I have a client in Illinois who wants to purchase two (2) properties:
1.  6 unit residential property:  100% leased
2.  mixed use: 5 apartments with commercial space occupied by a church.

I do BAD AND UGLY LOANS……..but I think I have one that is going to be a MAJOR challenge;

Many scary things in file.  Client says it is because of illness. My experience has taught me to “drop kick” this one……but thought I would give you all a chance to comment.  I thought that telling him to go bankrupt. Also, try a bail out investor on a foreclosure.  ANY THOUGHTS?????
